Marilyn Taylor asked:

No one is an expert at everything, and if you were, you probably wouldn’t be reading this. You wouldn’t diagnose a family member’s ailment and prescribe a remedy, and it’s the same with some plumbing situations. If it were easy then everyone would do it and the “P” section in the phone book would be much thinner.

Gas Lines

Work on gas lines is one of the biggest jobs that should be left to licensed plumbers in the Bronx. A lot of cities require a licensed person to work on gas lines by code. This is due mostly to the danger inherent in working with gas. Small leaks may not be detected by odor alone. A licensed plumber should always have the proper pressure-testing equipment to ensure that there are no leaks in the line.

Another concern with gas lines is the threading of the pipe and fitting of joints. The equipment to do this is expensive to own (and impractical for the average home owner). Improperly threaded pipe could leave connections with leaks small enough to be over looked by the average home owner. The same holds true for tightening on fittings. Believe it or not, over-tightening a fitting can cause as much trouble and an under-tightened fitting. Again, any plumber in the Bronx worth his weight will always pressure test the lines before leaving the job.

Mainlines (Water and Sewer)

Work with any of your mainlines (water and sewer) is also best left to the pros. Just the process of turning the water off at the street ( “curb box” in plumbing lingo) -requires special equipment. A long rod with a special tip, called a street key, is used to shut off service to the line.

As for the main sewer lines, snaking can be done by a confident home owner. For around $50 you can rent a sewer snake for four hours, which should be enough time to clean tree roots from the line, but it doesn’t guarantee that everything will be fine in the line. If the line continues to back up calling a plumber in the Bronx is the only choice, as it means that there is something else wrong with the line. It could be broken or back pitched and a licensed plumber should be able to detect the problem and suggest a solution.

home inspection services

Jes B asked:

Home inspection is a visual assessment of the structure and systems of a home from foundation to roof. The main purpose of a home inspection is to pinpoint problems and identify areas of the property that may need repair and attention in the future. It can also include a referral to a specialist that can help you if there was a problem observed during the home inspection. Typical problems that are commonly brought up after the inspection are leaks, structure damage, cracks, and other damages.

It is a process is governed by rules and regulations that can protect anyone from receiving biased reports. They perform a very serious task of providing unbiased and objective information when it comes to the condition the property. All home inspectors must abide to a certain code of ethics that sets the guidelines when it comes to proper interaction of clients, sellers and agent.

The cost of a the process is usually varies depending upon the location and size of the house. However, don’t let the cost of service limit you from getting the best home inspection service. Consider the company’s or the inspector’s credential, qualification, experience and training before selecting one. A good home inspector can immediately identify areas that are most likely to need repair by just looking at it. Remember that it is better to be safe with a good quality report than taking the risk of hiring just anyone who claims to be an expert.

Today, home inspection is proven to be important. It is essential to be active in this process since your safety is involved. By knowing more about this service, the more one can fully participate and take part of this activity. In the end a good home inspection can take you a long way.
Black Mold asked:

If you are thinking about selling your home or just trying to stay on top of the various home maintenance needs, you’ll notice that this can be a very stressful or difficult task. And if you sell your home and there’s an offer, it’s not yet a done deal until the home inspection process is through. There are common problems that home inspectors find during the home inspection process. Water Damage Tampa

The first home inspection issue that home inspectors encounter is the problem in the plumbing system. The most obvious thing to look for is any kind of leak around any exposed pipes. The inspection of the plumbing is also something that you can do regularly yourself. Check out the faucet for leaks especially the laundry connection to your washing machine which is a common problem area since most water connections to the washing machine are located on the backside of the machine facing the wall. Also try to check if your pipes are made of polybutylene especially if you house was built in the ‘70s and ‘80s because these pipes are proven to fail and are considered a red flag in the home inspection.

Another concern that’s also on top of the list of the problems found during home inspection is the electrical concern. Obviously, home inspectors will check-up on your home’s electrical sockets and outlets. Common problems that home inspectors find are that these sockets and outlets are either loose or not working. Of course, the new home owners would want these problems repaired. In addition to the outlet inspections, the home inspectors would also point out if the plugs are ground fault circuit interrupters or not. This type of plug automatically shut down each time there is a surge in electric current. Another electrical problem that home inspectors find out that some homes have is the improperly wired breaker boxes, with breakers that are not of exact size or unfit. With all the demands for power to keep the computers, television and other household appliances working, it is a must to make certain that the electrical box has enough capacity to handle his demand to prevent unwanted fire accident brought about by faulty electrical systems. Home Inspector Tampa FL

Third problem on the list is the problem in the heating system. Most home owners think that changing the heating filter on a monthly basis is already enough to maintain proper functioning of the heating system; however this is not enough. Annual maintenance of the whole heating system should be done like adjustments of the burner and checking of the structural integrity of the heating system. Any leak in the piping or the unit itself could result in a dangerous gas leak or carbon monoxide poisoning. This is why checking for the heating system is a critical point of the home inspection process.

Problems with the roof and the attic are also in the home inspection report. Many homeowners don’t know that their houses don’t have enough insulation in their attics, leading to higher energy bills as their heating system works more to maintain a consistent temperature. Inspectors also find improperly installed flashings on the roof, which in turn would allow rain water to seep into the house.

Lastly, home inspectors also find many issues related to improper drainage. If the drainage around your home does not properly carry water away, it is most likely that the water will pool into the foundation of your home and seep in areas like the basement. Gutter systems that also don’t carry water far enough from the house will most likely kill the deal of selling the house.

Getting your home ready to sell involves more than just a thorough cleaning. By checking out these things ahead of time through a thorough home inspection, you will most likely get a good deal on your home.

home inspection services

Oliver J Darraugh asked:

The professional way for defects in a home’s structure, systems, components, and even features is with a home inspection. These inspections are carried out by experts that are required to follow strict regulations and industry standards, provincially, nationally, and internationally. Inspectors are either certified or licensed and highly beneficial for buyers, sellers, real estate agents/brokers, and even banks and other lending institutions. The information identified reveals a realistic condition of the property.

Obviously, of all investments that people make, real estate is the biggest so having the home inspected by a professional is imperative. For people interested in buying a home, the inspection provides a sense of confidence, knowing their financial investment and safety would be protected. With this, potential buyers can decide what repairs they might be willing to make outside of what the loan requires.

Then for the seller, the inspection reveals things that need to be repaired prior to putting the home on the market, which means having the opportunity to make changes so the home is in the best possible condition to sell quickly and at the asking price. Additionally, sellers in a hurry to sell might choose to reveal defects to potential buyers, negotiating price, and closing based on how much they have time to do opposed to what buyers would be interested in taking on.

A good home inspection would involve very specific tasks for both buyer and seller, which includes the following:

* The inspection would reveal wood rot, termites, or other problems specific to wood. While a termite inspection would be focused on termites and damage only, the inspection would show termites, as well as wood rot, and even things such as a broken beam in the attic.

* A home inspection would also look at chimneys to make sure smoke filters property, that no bricks or rock is crumbling, and that older chimneys do not have a flue liner.

* The electrical portion of the home inspection would determine the type and age of the electrical box, checking that it follows current city code. If a new electrical box is required, a licensed electrician could make suggestions as to brand and cost of replacement.

* The home’s furnace would also be inspected, which involves taking various components apart to look at the heat exchanger for cracks or malfunction. If a problem were identified, a licensed HVAC specialist would be able to provide details as to exact problem, components needing to be replaced, and any associated costs.

* If the home is older, the home inspection may also look for lead-based paint. If this were found, it would need to be removed by an abatement contractor, someone licensed and with experience removing dangerous chemicals. Lead paint is very dangerous and needs to be considered seriously.

* Another service provided by most home inspectors is to verify public records of the property, making comparisons so inaccuracies pertaining to square footage could be identified and then corrected. If the home inspection does not cover this service, an appraiser could assist or the calculations could be done by you.

* Even the type of foundation on which the home is built would be identified, raised or slab. If necessary, a foundation engineer could also be hired to determine any damage or defects such as sliding or cracking of the foundation.

* Another area that most inspectors cover is the roof, looking at the number of layers, year of the roof, and condition. This is actually a very important part of the home inspection not just from the roof perspective, but also because the structure of the room involves the chimney and plumbing. Typically, minor defects will appear on a roof between six and nine years of age although standard life of a quality roof is up to 30 years.

* The plumbing and water systems of the home would also be inspected. In this case, if problems were identified, a plumber would come in to look at the extent of the problem and if necessary, unclog or replace old pipes.

* Another important aspect of the home inspection is looking for the presence of mold, which contain airborne particulates that can be dangerous. Using special equipment, the air quality would be tested in and around the property.

Remember, these are just the primary services of a home inspector but a good inspection can reveal so much more. Whether you are the buyer or seller, it would be to your advantage to know current and potential risks rather than waiting shortly before buying or selling and only having the transaction delayed.

home inspection services

John Fordyce asked:

Home Inspectors and other service-based businesses have to use multiple forms of advertising to stay ahead of the game and get more home inspections.

With the many, many different kinds of marketing and advertising out there now one can easily forget some of the basics. One form of advertising the home inspection businesses should not forget about is the good ole’ fashion direct mail marketing. A lot of people think direct mail and direct mail campaigns are out of date. This is far from the truth.

Maybe not the direct mail campaigns of years past, but newer marketing strategies and online tools can produce some extreme profits. Some of the better and bigger Internet marketers are making millions selling products through direct mail only. Why? Because it still works, and always will. Now when it comes to home inspectors getting more home inspections and generating more leads…I wouldn’t suggest sending out your sales page and rates to everyone and anyone. Many other businesses, including home inspectors have done it the past and failed miserably. Don’t send a direct mailing to the public. Get yourself a list of targeted leads.

Take this for example, if you bought list of people who are buying homes in your area or who are searching for mortgage companies (people who will be buying homes in the near future) and sent them a special offer for “new homebuyers” you will see results. It’s a different way to look at direct mail marketing and a lot of your competition is not doing things like this. This is an easy way to get a jump on them in the new year and a good way to keep your home inspection business in front of people.

home inspection services

Paul A Buchanan asked:

Your house is a special place. A place where you live and raise a family, but how much do you really know about your house? Knowing that your home is safe and sound is one of the most important things when you are trying to sell a house or just enjoy it’s shelter. Home inspections give you the assurance that your home is a safe and sound place. There are many types of home inspections to consider when making a move; lets take a look at a few.

One type of inspection for your house is a pre-listing inspection. When you are planning to sell your home, you need to be able to identify and repair problem areas. An inspection before you place your home on the market can help you price your home to sell quickly.

Another type of inspection to look into is new construction progress inspection. When you are purchasing a new home that is currently under construction, it is advisable to have some things checked out to ensure your future home is going to be one you can enjoy for a long time. One thing I recommend you have performed is a foundation inspection. As soon as the foundation has been completed it should be professionally inspected to avoid any complications in the future.

A pre-purchase inspection is another type of home inspection that might help you in finding your new place to live. This is very important in making sure that you are getting what you are paying for in your new home.

The last type of inspection that I will mention is the one-year warranty inspection. Most homes come with a 12-month builder warranty. You can protect your investment by checking out the integrity of your home before that 12 month window is up.

Whether you are getting into a new home or moving out of your own, home inspections are the smart choice for you and your wallet.

home inspection services

Mark Ferrer asked:

Before buying a Miami condo or a detached home, one of the first things you need to worry about is the down payments. There are a lot of ways to gather enough money for a down payment, but that just one of your worries. From down payment to the appraisal fee to the moving expenses, there are a lot of expenses you need to think about in order to do the process correct right off the bat. To help you, make sure you consider these costs and add them to your list.

1. Home inspection

Depending on the size of the Miami condo, you should earmark at least $300 to a little more than a thousand dollars.

2. Appraisal

Even before the inspection, you should think about the appraisal fee. This is typically associated during the loan-approval process, so put it on top of your list when buying the Miami condo.

3. Closing costs

After getting your good faith estimate, you should have a fairly good idea how much you need to come up before closing. But to even secure yourself and avert any closing day surprise, save enough cash for extra costs that may pop up at the last minute.

4. Repairs, etc.

If the condo is in good condition, you probably don’t have to worry much about repair costs. However, older buildings require more care and, as such, entail extra costs for repairs and renovations.

5. HOA

You need to think about the building’s association and include them in your monthly budget.

6. Termination fees

Of course you just cannot leave your previous house without terminating your phone, cable or Internet. Make sure that you leave your previous residence legally and orderly. Save enough money for the termination fees associated with the mentioned contracts and others in your residence.

7. Moving costs

If you’re renting movers, be sure you have enough money to pay for their services.

8. Other items

Don’t forget to equip your home with the basics. You need to buy trash cans, lamps and every small but important accessory. In addition, if the place is not equipped with appliances, make sure you have saved money for those, too; if it does and you need to add more, match the style as much as possible.

9. Champagne bottle

Yes, you did all the work and made it to the finish line – you own the Miami condo. If you still have some change left, buy yourself a bottle and celebrate!

Mark Michael Ferrer

Miami Condos

home inspection services
